By submitting an application and/or participating in this real estate mastermind cohort giveaway (“Giveaway”), you (“Participant”) acknowledge, understand, and agree to the following terms and conditions:

Prize Description

One (1) winner out of the selected 44 to attend the master class cohort will receive the net proceeds from the sale of a specified duplex property located in Texas (the “Prize”). “Net proceeds” shall mean the final sale price of the duplex minus all transaction-related costs, including but not limited to real estate commissions, closing costs, property-related debts, taxes on the sale, legal fees, maintenance costs, and other associated expenses. The Prize value is variable and dependent on final market conditions and closing terms. The selected 44 to attend the Duplex Flex First Home, First Investment Master Class will receive $25,000 in Flex Cash Credit towards a purchase JB Thibodeaux Homes & Properties Home or a program affiant property.

Application Fee

A nonrefundable application processing fee of $100 per person is required for the cost to pull credit and or a verification of employment report to be considered for entry into the Giveaway and Master Class Cohort. Payment of the fee does not guarantee selection, cohort placement, or winning the Prize. Payment is applied to the credit report and or verification of employment

Eligibility

Participation is open only to legal residents of the State of Texas who are 18 years of age or older at the time of entry. Participants must meet all cohort eligibility requirements, including but not limited to:

Residency in the Greater Houston Area

Availability for Saturday morning classes

Annual household income of at least $70,000 and or individual income of $35,000

No bankruptcy filings within the past 7 years

No convictions of crimes involving moral turpitude within the past 10 years

Ability to qualify for a traditional mortgage and provide verifiable documentation with credit being pulled by our 2 affiliated lenders (Quality Lending Group, LLC & The Mortgageman Team of Blackstone Mortgage)

Employees, officers, or agents of the Giveaway sponsor and their immediate family or household members are not eligible.

No Substitution or Transfer

The Prize is non-transferable, non-refundable, and not redeemable for cash, unless determined otherwise at the sole discretion of the sponsor. The sponsor reserves the right to substitute the Prize or any part thereof with a prize of equal or greater value if the original Prize becomes unavailable.

Tax Responsibility

The winner is solely responsible for all federal, state, and local taxes resulting from acceptance of the Prize, including income taxes, franchise, or margin taxes (if applicable), and any reporting obligations. The sponsor provides no tax advice and recommends consultation with a certified public accountant or tax professional.

Legal and Financial Obligations

By participating, you agree that the sponsor makes no warranties—express or implied—regarding the value, condition, or suitability of the Prize. You assume all legal, financial, and tax obligations and agree to indemnify, defend, and hold harmless the sponsor and its affiliates from any claims, liabilities, or damages arising from your participation or acceptance of the Prize.

Media Release

By entering the Giveaways, you grant full permission to the sponsor and its affiliates to use your name, voice, likeness, image, video, statements, and written submissions for promotional, advertising, educational, and publicity purposes, in any and all media (including print, web, and social), without compensation or further approval, unless prohibited by law.

Release of Liability

By participating, you voluntarily and knowingly release and discharge the sponsor, its affiliates, contractors, agents, and representatives from any and all claims, liabilities, losses, injuries, damages, or causes of action related to or arising from the Giveaway, cohort participation, or use of the Prize.

Documentation Requirement

If selected for the cohort, you agree to submit all required documentation and have credit pulled —including proof of income, residency, mortgage prequalification, and background checks—prior to moving forward. Failure to submit accurate and timely documents will result in disqualification. Credit will be pulled and documentation will be verified by Quality Lending Group, LLC & or The Mortgage man Team of Blackstone Mortgage

Governing Law and Jurisdiction

This Giveaway is governed by the laws of the State of Texas. Any disputes arising out of this Giveaway shall be brought exclusively in the state or federal courts located in Harris County, Texas. By participating, you consent to the jurisdiction and venue of such courts.

This Giveaway is subject to all applicable federal, state, and local laws and regulations. Void where prohibited.
