- What is this program about?
This is a real estate education cohort master class based in Houston, focused on helping aspiring INVESTORS to understand the path to HOMEOWNERSHIP and PROPERTY INVESTMENT. One eligible participant will receive the opportunity to win a duplex at the conclusion of the program. The program is free and does not require you to obtain a loan, but we will verify that your able to qualify for one. Our mission is not just to bless you with a duplex but to make sure that you are prepared to maintain and manage the blessing that you receive in this program.
- Who is eligible to apply?
Eligible applicants must:
- Live in the Greater Houston Area
- Be available to attend classes every Saturday morning
- Have a minimum individual income of $35,000 annually
- Have not filed for bankruptcy in the last 7 years
- Have not been convicted of a crime involving moral turpitude in the last 10 years
- Be able to qualify for a traditional mortgage, provide verifiable documentation with credit being pulled
- Is this program free to join?
While there is no cost to participate in the cohort master class, a nonrefundable credit report / verification of employment processing fee of $100 per person is required at the time of submission. All money will be used to pull credit and Verification of employment and this program.
- How long is the cohort program?
The cohort will run for a series of Saturday morning sessions over the course of approximately 6 weeks. Starting August 30th to October 11, 2025. A full schedule with locations will be provided upon acceptance.
- How many participants will be selected and what is the commitment if selected?
A maximum of 44 participants will be selected. Participants must attend weekly classes, actively participate in discussions and assignments, and remain in good standing throughout the program to remain eligible for the duplex opportunity.
- What kind of documentation will be required if I am selected?
If selected to join the cohort master class, you will be asked to provide documentation to verify:
- Houston residency
- Household income
- Mortgage pre-qualification status
- Criminal background (as applicable)
- Any other documentation needed to ensure compliance with program guidelines
All documentation must be submitted before advancing in the program.
- What is considered a “crime of moral turpitude”?
This typically includes crimes like fraud, theft, perjury, assault, or any crime involving dishonesty or moral depravity. If you are unsure whether your history qualifies, we encourage you to still submit your application for review.
- What if I don’t qualify for a mortgage today, but I plan to in the future?
You must be able to reasonably qualify for a mortgage at the time of selection. If you’re actively working toward qualification but are not there yet, we encourage you to stay connected for future opportunities.
- How will the winner of the duplex be chosen?
The winner will be based on completion of the program, active participation, and demonstrated readiness and responsibility for property ownership. Additional details on the selection criteria will be shared during the cohort master class. The winner will be announced on October 18, 2025.
- Is the duplex completely free?
Yes. The giveaway covers ownership of the property, but participants must sell the duplex. Details will be outlined thoroughly in the official program documents.
- Can I still apply if I don’t want the duplex but want to learn?
Yes! The cohort is also a valuable learning experience. If you’re interested in gaining real estate knowledge but not entering the giveaway, there may be limited spots for non-contestants.
- What should I expect when I apply?
You will be contacted by one of our affiliated lenders Quality Lending or The Mortgage man Team of Blackstone Mortgage. They will verify your mortgage readiness by pulling credit and verifying income and related information. They may request verifiable documentation which will allow them the opportunity to check your status in being mortgage ready. This is a verification process with our mission being to set you on a pathway to success.
- When will I know if I’ve been accepted?
You will be contacted by our team during the week of August 23 to August 28 via email and by phone if selected to move forward. At that time, you will receive instructions on next steps and required documentation.
